What a K-RERA number proves, and what it does not

Karnataka RERA requires the registration number in project advertising so buyers can verify claims before visiting a site. That is genuinely useful — and it is not the same thing as the project being safe.

K-RERA mandates that project advertisements display the registration number and the K-RERA website address. The intent is straightforward: you should be able to check the claim before you spend a Saturday at a site office. Non-compliance carries real penalties, extending to a percentage of project cost.

What the number actually gets you

A registration number lets you pull the developer's own filings — the declared completion date, the approvals on record, the project's registered extent, and any complaints filed. That is a genuinely useful set of primary documents, and it is free.

What it does not get you

Registration is not a quality certification and not a title guarantee. It does not tell you whether the land underneath the project is clean, whether the sanctioned plan matches what is being built, or whether the developer will deliver on the date they declared. Those remain your diligence, and the registration number is where that diligence starts rather than where it ends.

Agents are registered too

Real estate agents require their own registration, valid for a fixed term and renewable. An agent operating without one is a signal in itself. Ours is displayed in the footer of this site and on every listing, which is the standard we would want applied to anyone asking us for money.

The practical routine

Before a site visit: pull the registration on the K-RERA portal, note the declared completion date, and compare it against what you are told at the site office. If the two differ, you have learned something important for the cost of five minutes.
